1. Cleaning Services

Area’s Best Cleaning provides residential and commercial cleaning services in Lake Charles, Westlake, Sulphur, DeRidder, Moss Bluff, Vinton, and surrounding areas in Southwest Louisiana. Services may include carpet cleaning, furniture and upholstery cleaning, tile and grout cleaning, strip and wax floor care, and water extraction.

The specific scope of work, service location, estimated price, scheduling details, and any special conditions will be communicated before or at the time of service. Service availability may vary based on location, property conditions, equipment needs, staffing, weather, and other circumstances.

2. Estimates and Pricing

Any estimate provided before an on-site inspection is based on the information you provide and may change after we inspect the property, surfaces, access conditions, stains, damage, square footage, or other factors affecting the work. We will communicate material changes to the scope or price before performing additional work.

Unless otherwise stated in writing, estimates do not guarantee that every stain, odor, discoloration, or condition can be completely removed or restored.

3. Appointments, Access, and Customer Responsibilities

You agree to provide accurate contact, property, and service information when requesting an estimate or appointment. You are responsible for:

• Providing safe and timely access to the service location.
• Identifying known hazards, delicate materials, pre-existing damage, stains, leaks, electrical concerns, pets, restricted areas, or other conditions that may affect the work.
• Securing valuables, fragile items, important documents, and personal property before service begins.
• Ensuring that an authorized adult is available when reasonably required.
• Following reasonable preparation, drying, ventilation, and aftercare instructions.

If we cannot safely access or perform work at the property, we may delay, reschedule, limit, or decline the service.

4. Cancellations and Rescheduling

If you need to cancel or reschedule an appointment, please contact us as soon as possible at (337) 477-3200. We may also need to reschedule due to severe weather, unsafe conditions, equipment issues, emergencies, or circumstances outside our reasonable control.

Any cancellation, trip, or rescheduling fee will apply only if it was disclosed to you before the appointment or otherwise agreed in writing.

5. Cleaning Results and Pre-Existing Conditions

Cleaning results vary depending on the age, material, construction, wear, previous treatments, staining, contamination, maintenance history, and overall condition of the surface. We do not guarantee complete removal of all stains, odors, wear patterns, discoloration, pet-related conditions, or permanent damage.

Some pre-existing conditions may become more visible after cleaning. These may include color loss, fading, fiber damage, loose seams, worn finishes, cracked grout, unstable flooring, water damage, mold, or damage caused by prior products or treatments. You agree to disclose known concerns before work begins.

6. Water Extraction Services

Water extraction services are intended to remove accessible excess water and assist with immediate cleanup. Unless expressly included in a written scope of work, water extraction does not include structural repairs, reconstruction, environmental testing, mold remediation, or a guarantee that all concealed moisture has been eliminated.

Water conditions can worsen quickly. Customers should also contact their insurance carrier and, when appropriate, qualified restoration, plumbing, electrical, environmental, or construction professionals.

7. Payment

Payment is due according to the price and payment terms communicated for the service. You agree to pay all approved charges for completed work and any approved additional services. If a third-party payment processor is used, its separate terms and privacy practices may also apply.

8. SMS Messaging Terms

If you expressly opt in to receive text messages from Area’s Best Cleaning, we may send appointment confirmations, reminders, arrival updates, rescheduling notices, service-related communications, and customer support messages. Consent to receive text messages is not a condition of purchasing services.

9. Website Use

To the extent permitted by law, you agree to indemnify and hold Area’s Best Cleaning harmless from third-party claims, losses, or expenses arising from your unlawful use of the Site, your material breach of these Terms, or information or content you submit without the required rights or permissions.
